A roof leak after rain: what to record before calling
Build a safe observation log that separates what you saw from what still needs an assessment.

Record the sequence
Note when rain began, when water or staining became visible and whether it changed after the rain stopped. Identify the room and a nearby fixed feature so you can describe the location consistently. Do not infer that the roof directly above the stain is the source; water can move through a building before becoming visible.
Keep observations safe
Stay off the roof. Avoid an attic if access is unsafe or the area contains wet electrical equipment, damaged framing or unstable surfaces. Keep people away from sagging ceilings. Move belongings only where doing so is safe. Immediate danger requires emergency assistance, not an attempt to inspect the roof yourself.
Make the first conversation specific
Give the receiving business the full address, property type and whether water is still entering. Ask what the assessment includes, what it costs and what availability can be confirmed. Separate the roof concern from interior damage so each scope is identified. Do not describe a photograph as proof of a cause that has not been assessed.
Keep the finding beside the log
After an assessment, ask how the proposed repair relates to the observations you recorded. Note the documented cause, work boundary, excluded damage and any follow-up. If temporary protection is proposed, ask about its limits and the plan for permanent work. A useful record helps you evaluate a scope; it cannot guarantee insurance coverage or a repair result.
